dc.description.abstract Building Maintenance refers to hold, keep, sustain or preserve the building or structure to an acceptable standard. Acceptable standard is defined as one which sustains the Utility or facility up to the building projected/design life. It aims to preserve a safe, functional, and comfortable environment for occupants at all times. Building maintenance requires a radical change in order to improve service delivery and productivity. However, ignoring maintenance can lead to collective results with rapidly increasing deterioration of the fabric and finishes of a building accompanied by harmful effects on contents and occupants. Most of the public buildings located in Mizan Aman town exposed to these problems due to a lack of adequate maintenance. This study aims to assess the current building maintenance management practice, identified the factors that hinders the adequate building maintenance management practices, identified the effects of Poor and improper building maintenance management and determined the proper building maintenance techniques in order to maximize the operation and the useful life of the building in Mizan Aman Town The study carried out by collecting input data from questionnaires and observation on the active public building to meet the specific objectives. The research used both mixed approaches of Qualitative and quantitative types of research. The Target populations involved in this study were Client and Users, consultants and contractors. This study based on their limited number and availability population used non-probability purposive sampling methods. To analysis the data and to Rank the factors Relative Importance Index (RII) was used. The data was presented and analyzed by using descriptive statistics like graphs, charts and tables by Microsoft excel sheet. The study assess the current building maintenance management practice, identified the factors that hinders the adequate building maintenance management, identified the effects of Poor and improper building maintenance management and determined the proper building maintenance techniques. As a result ‘the culture of building maintenance in Mizan Aman Town particularly in public buildings, is extremely weak and insufficient, Most organizations that use public buildings do not have a plan for managing maintenance and most of the time, maintenance management practices are not supported by budgets and no organized maintenance department . Based on the survey, the most factors that hinders to adequate public building maintenance management in Mizan Aman Town are: Lack of clear policies, Standards and Guideline in organization, Luck of Experts involvement in developing, Maintenance plan and Lack of maintenance culture. Effects of poor building maintenance on public building are: - Cause inconvenience and bring a lot of trouble to the users and others, lead to depreciation of property value, Reduce the Building Lifespan, accelerate the deterioration process of building, and The most recommended maintenance techniques for the subject of case study area are: -, Check sheets, building failure modeling, Statistics process control(SPC) and Maintenance Management Information Systems (MMIS) are the top selected approaches of building maintenance methods. Proper building maintenance is crucial for maintaining buildings in their original structural, functional, and aesthetic states as well as maintaining their value and standard over time. Generally, developing a strong maintenance culture on public building is a fundamental as a way to resolve the maintenance issues en_US
