The growing population in Addis Ababa has spurred a heightened demand for housing, prompting
the Addis Ababa Housing Development Corporation to play a pivotal role in addressing the
housing requirements of the city's expanding populace. Constructing affordable housing projects
posed significant challenges for project managers, influenced by various critical factors. This
study aimed to evaluate the existing practices and obstacles encountered by the Addis Ababa
Housing Development Corporation, with a specific focus on the Bole Ayat site 4-branch office.
Employing descriptive and explanatory research methods involving literature review and survey
analysis, the study identified delays in project completion, construction quality, affordability,
accessibility issues, and lack of transparency as primary impediments or challenges faced by the
project.
Affordability and accessibility emerged as the most pressing challenges, closely followed by
construction quality issues. Additionally the study identified in the project weak project planning
and scheduling, inadequate technology integration, a shortage of skilled labor, poor resource
management, and ineffective communication. The study also highlighted that contractors were
most influential parties in project outcomes, with the Addis Ababa Housing Development
Corporation, project managers, suppliers, and stakeholders also significantly contributing to
project success.
Furthermore, the study recommended the importance of enhanced planning and scheduling,
integration of technology, and resource management to drive successful project outcomes in the
future. Stakeholder collaboration, clear communication channels, role delineation, and quality
control and monitoring surfaced as crucial tools vital for achieving project success in forthcoming
endeavors. |
